Water under a boiler doesn't always come from the boiler. On the condensing units that fill so many newer townhome mechanical rooms, the first suspect is the condensate line, which carries acidic water and tends to clog, split, or pull loose where it drops toward a floor drain. Cast iron setups fail elsewhere, usually a tired relief valve, a circulator seal weeping at the flange, or a fitting eaten thin by years of makeup water.
